A concrete floor changes what a Wren layout can do. Waste and supply pipes cannot simply drop between joists, so moving a sink or a washing machine to a different wall means running along the wall, through the plinth void or chasing the floor, and each of those has a different cost and a different finished look. We work that out at the survey and show you exactly what a layout change involves before you commit to it on the Wren plan. The concrete also means the floor is flat but not necessarily level, so Wren base units still get set off their adjustable legs to a single datum rather than pushed back and hoped for.

The boiler is the other constant. It comes up in almost every Penyrheol and Trecenydd kitchen we look at, and there are only two honest answers: design around it with a housing that matches the Wren doors, or have it relocated by a Gas Safe registered engineer, which we coordinate. Relocating gives the tidier run but adds cost and a day, so we price both at the survey and you choose. The back door is similar. It is often sat exactly where you want three metres of uninterrupted worktop, and the gain usually comes from turning the dead corner into a shallow larder or a bin pull out rather than from moving the door.

Access here is easier than in a city terrace, because most properties have a driveway and we will use it for the van if you are happy. What does need checking is whether a Wren delivery vehicle can turn and drop safely on your close, since a tail lift needs more room than people expect and a full kitchen arrives in one go. Tell us about narrow turning heads or bollards in advance. On the newer estates the walls are plasterboard dot and dabbed onto block, so wall unit fixings have to reach the block behind, and up the Aber Valley at Abertridwr and Senghenydd you are straight back into hillside terrace with all the levelling and carrying that brings. Every job gets a fixed written price after the survey.
